EICR Leicester: Your Complete Guide to Electrical Safety & Legal Compliance

Electrical Safety: you should be aware of!

Are You Lying Awake at Night, Worried About Your Home's Electrics?

It's a question many of us ask ourselves, but few get a definitive answer. You see an old fuse box, hear a faint buzz from a socket, or simply wonder, "Am I doing everything I can to protect my family and my property?"

For landlords in Leicester, Loughborough, and across Leicestershire, this question is even more pressing. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 are clear: you have a legal and moral responsibility to ensure your electrical installations are safe.

You're not just getting a piece of paper; you're buying peace of mind. An Electrical Installation Condition Report (EICR) is your official document that confirms the health of your electrical system.

What is an EICR, and Why Do You Absolutely Need One?

An EICR, also known as a Homebuyer’s Test, Landlord Safety Test, or Fixed Wire Test, is a detailed assessment of your property's electrical wiring. It's carried out by a qualified electrician to check for any potentially dangerous faults or deviations from the UK's wiring standards (BS 7671).

Our process is designed to be as simple and non-disruptive as possible. Our experienced, NAPIT-registered and fully insured electricians will meticulously inspect and test your electrical system, providing a comprehensive report that gives you a clear picture of its condition.

Questions on Your Mind? We Have the Answers.

We know you have questions. We've compiled a list of the most common concerns we hear from homeowners and landlords, and we're addressing them head-on.

1. "How can I tell if my electrics are safe at home?" You can't. Not really. While you can look for obvious signs like flickering lights, strange smells, or a circuit breaker that keeps tripping, many of the most dangerous faults are hidden. They're behind walls, inside the fuse box, or in the connections to your appliances. An EICR is the only definitive way to confirm the safety and integrity of your system.

2. "What's that buzzing noise I'm hearing from a socket?" A buzzing sound is a serious red flag. It often indicates a loose connection or a fault within the wiring. This creates resistance, which generates heat and is a significant fire risk. Do not ignore this sound. The next step is to call a qualified electrician immediately.

3. "I have an old fuse box. Is that a problem?" Yes, it can be. Old fuse boxes with re-wireable fuses don't offer the same level of protection as modern consumer units with RCDs (Residual Current Devices). RCDs are designed to protect you from electric shocks and can switch off the power much faster than old fuses, preventing serious injury or death. An EICR will tell you if your fuse box is safe or if it needs to be upgraded.

Transparent, Fixed Pricing. No Hidden Costs.

We believe in upfront, honest pricing. The price you see is the price you pay, so you can book your EICR with confidence. Our pricing is based on the size of your property, making it simple and clear.

  • 1 Bedroom Property EICR: £140
  • 2 Bedroom Property EICR: £160
  • 3 Bedroom Property EICR: £180
  • 4 Bedroom Property EICR: £200

Our Standard Price Includes:

  • A complete inspection of a single consumer unit (fuse box).
  • Testing of up to 8 circuits, which covers most standard homes.
  • A professional, detailed report with severity coding.

Note: For larger properties with more than one consumer unit or more than 8 circuits, we'll provide a customised quote to meet your specific needs.

What Your EICR Report Covers

This is more than just a quick check; it's a comprehensive health check for your property's electrical system. Here’s what’s included in our service:

  • Expert Inspection: A full inspection and testing of the electrical system by an experienced, qualified electrician.
  • Comprehensive Report: A detailed, easy-to-understand report outlining the condition of your system.
  • Photo Evidence: The report includes photographs of any deviations or issues found, so you can see exactly what needs to be addressed.
  • Severity Coding: All deviations are given a severity code (C1, C2, C3, or FI), clearly highlighting areas that require immediate attention.
  • C1 (Danger Present): Immediate action required.
  • C2 (Potentially Dangerous): Urgent improvements needed.
  • C3 (Improvement Recommended): While not immediately dangerous, these are recommendations to improve the safety of the system.
  • Remedial Quotation: A free, no-obligation quotation for any recommended remedial actions, so you are fully aware of potential costs.
  • Fast Turnaround: Reports are typically delivered on the same day.

EICR Frequently Asked Questions

What is an EICR?

An Electrical Installation Condition Report (EICR) is a formal document that confirms the safety of a property's electrical wiring. It's a comprehensive inspection and test conducted by a qualified electrician to identify potential fire hazards, electric shock risks, and other defects.

How often do I need an EICR?

For private landlords in England, it's a legal requirement to have an EICR every five years, or more frequently if specified in the previous report. For homeowners, it's recommended to have an EICR at least every ten years or when buying or selling a property.

How long does an EICR inspection take?

The duration depends on the size and condition of the property. A typical 1-2 bedroom home usually takes between 2-4 hours. Larger properties with more circuits will take longer.

What is a C1 rating on an EICR?

A C1 rating stands for "Danger Present." This is the most severe code, meaning there is an immediate risk of injury. The fault must be rectified immediately to make the property safe.

What do the other codes on an EICR mean?

  • C2 (Potentially Dangerous): Urgent remedial work is required. While not an immediate danger, the fault could become a C1 without intervention.
  • C3 (Improvement Recommended): This code is for minor issues that are not currently dangerous but should be addressed to improve the overall safety of the electrical system.
  • FI (Further Investigation Required): The electrician could not fully complete the test on a specific circuit and requires further investigation.

What happens if my property fails the EICR?

If your property receives a C1 or C2 rating, you are legally required to have the necessary remedial work completed by a qualified electrician within 28 days. Once the work is done, you will receive an updated EICR or a Minor Works Certificate to prove the property is now compliant and safe.

Will the power be turned off during the inspection?

Yes, the power to all circuits will be intermittently turned off for short periods while each circuit is tested. It's important to inform the electrician if you have any critical equipment that cannot be turned off.

What is the difference between an EICR and a PAT test?

An EICR inspects the fixed wiring of a property (e.g., cables, sockets, fuse box). A PAT (Portable Appliance Test) tests movable electrical appliances (e.g., toasters, kettles, lamps) to ensure their safety. They are two separate inspections.
