Cost Of Home Rewiring Leicestershire

What is the cost of rewiring?

The question “what is the cost of rewiring a so, so and so building?” is one every electrical contractor is used to.

Providing an accurate-enough answer to this question is, however, not as straightforward as one might like. The reason for this is not so far-fetched: the cost for rewiring a building varies depending on a number of factors, the major ones being:

1. The size of the building
2. The region in which the building is located

The first is rather obvious ─ the larger the house and the more the rooms, the more the wires and outlets required, and hence, the more the cost. In different parts of the world, there are different rules surrounding electrical installations and services which domestic and commercial electricians need to take into consideration. These rules include things like what sort of wires are to be used, what types of sockets should be used, and how many should be in a room… and so forth. Such laws determine the types ─ and number ─ of electrical components to be used for rewiring, and this, in turn, affects the cost of the rewiring process.

Taking this into account, this blog would be focusing on the cost of rewiring a 3-bed property, and the specified region would be Leicestershire. Looking to estimate the cost of rewiring a building other than a 3-bedroom property or one in a different location? Contacting a local electrician is the best way to get a more accurate estimate.

Estimated Cost of Rewiring A 3-Bedroom Home In Leicestershire and Leicester. If you ask any competent, experienced and registered electrician who’s knows his worth, and he or she would tell you that rewiring a 3-bedroom home in Leicestershire should cost anything between £4,000 to £6,500 or thereabout.

Now here’s what most people say when they hear that cost (probably what you are thinking right now too): “Why’s it so expensive though? Aren’t you just going to change a few rolls of wires and fix a couple of damaged sockets?”

The answer to that is NO! Rewiring a building ─ no matter the size ─ is more than just changing a few wires. Here’s what the basic rewiring process entails for the average 3-bed home:

1. The following would need to be replaced or newly installed
  • Three double sockets in each bedroom
  • Four sockets in the living-room
  • About of 10 power points in the kitchen
  • Two double hallway sockets ground floor and first floor
  • A couple of smoke alarms
  • 10 down-lighters and ceiling lights within the building
  • A light source and shaving point in each bathroom and a socket for water heaters
  • At least one PowerPoint outside the building and a number of external security lights
  • Mains powered smoke detectors in communal areas

2. Materials would need to be purchased.

3. A plastic finishing would be required to keep the job looking as clean and professional as possible. We only use branded sockets such as a Schneider lisse. When you consider the cost of purchasing these materials ─ which would vary depending on the style, type, and brand of the products, the organisation and the deployment workforce to be on time and budget is also important, and finally, the cost of the entire installation process, you can understand why the cost of a rewire may be alleged as high.
There is always the cheep option but does it really offer value?

Now, there is no denying that there is always the possibility of getting one electrician or the other who would be more than willing to do the job at a price cheaper than the one stated above. Nevertheless, the fact remains the same: quality work is never cheap, and cheap work, in most cases, always lacks quality. When it comes to electrical services, though, you really do not want to compromise on quality.
So, when next you think the charge on your rewiring ─ or any other electrical contract for that matter ─ is a bit much, remember that whatever extra you are paying, you are paying for the years of experience, training, and continuous professional development that is required of every registered contractor by ECA, NICEIC and Napit. You aren’t just paying some extra cash to some average electrical contractors. You are paying expert electrical contractors enough money to get the job done the right way.

How Long Does It Take To Rewire A Building?
Just as it is with cost, the amount of time taken to rewire a building also depends on the size of the building being rewired: The larger the building, the longer the time it would take to get rewired.
Below is a table depicting how long electrical rewiring in Leicestershire would cost (on average) depending on the type of building:

How Long It Takes (on average)
1-Bedroom House 3-5 days
2-Bedroom House 5-8 days
3-Bedroom House 7-10 days
4-Bedroom House Less than 3 weeks
5-Bedroom House 2.5-4 weeks

How Do I Know My Building Is In Need Of Rewiring?
Here’s something to always keep in mind: The older your building, the weaker the electrical wiring, and hence, the more increased likelihood of it being unsafe. So, whether or not you notice problems with your sockets and wiring or know that the age of the electrical installation a number of decades-old, there is an increase in likelihood that you need to rewire your building.

This is not to say that only old buildings should be rewired, though especially if the maintenance and testing are kept up to date. Regardless of the age of your building, you probably are better off seeking advice, if you notice any of the following faults in your building,

● Persistent burning of wires and appliances
● Flickering light bulbs
● Discolored outlets and switches
● Blown fuses and tripping circuit breakers
● Reoccurring sparks
● Reoccurring electrical shocks
● Any fishes smell or hair burning smell
